Investment Property on the Côte d’Azur

Rental yield, seasonal demand and capital preservation on a supply-constrained coast.

0 properties

The investment case here rests on scarcity: a narrow coastal strip, almost no developable land, and demand from Monaco that does not soften. Seasonal rental yields are strong between May and September, and annual leases to Monaco workers are steady the rest of the year.

We model both scenarios before you buy — gross and net yield, condominium charges, taxe foncière and the realistic occupancy for the specific address, not a coastal average.

FAQ

What yield is realistic?
It depends heavily on the letting model. Seasonal letting on a well-placed sea-view apartment can outperform an annual lease materially, at the cost of more management. We model both.
Can you manage the property afterwards?
Yes — tenant sourcing, rent collection, maintenance and reporting. Many of our investor clients never see the property between visits.
What are the ongoing taxes?
Taxe foncière, and condominium charges where applicable. Non-resident owners have their own regime — we will put you in front of a tax adviser before you commit.
