Do you work with buyers who are not resident in France?+
Regularly. We work in French, English and Italian and guide non-resident buyers through the whole process — offer, compromis, the notaire, financing and the tax framework — and introduce independent legal and tax advisers where the situation calls for it.
What does a villa near Monaco cost?+
On this stretch of coast a villa typically starts around €2.5M and runs to €20M and beyond for waterfront and private-domain properties. Sea view, plot size, proximity to Monaco and build quality move the figure more than floor area does.
Do you have properties that are not advertised?+
Yes. A meaningful share of prime sales here never reaches a portal — the owner does not want the sale known publicly. We hold a small number of these at any time. After an initial conversation, and once we have verified the enquiry, we share what fits your brief.
Can you sell my property discreetly?+
That is something we do routinely: a private, unadvertised sale to a vetted shortlist, with nothing published without your agreement. It suits owners who do not want neighbours, staff or tenants to learn the property is for sale.
Do you handle annual as well as seasonal lets?+
Both. Annual leases to people working in Monaco are the backbone of the rental portfolio; seasonal villas and apartments are added ahead of the summer and let quickly. We can also take over full management for owners — tenant sourcing, rent collection, maintenance and reporting.
What does Cap Martin Properties charge to sell a property?+
The fee is agreed in the mandate before anything is marketed, and it is stated inclusive of VAT. The mandate also records which side carries it — seller or buyer. It falls due on completion at the notaire, not before. Our current fee schedule is published on this site and available on request.
How long does a sale take on this coast?+
From signed mandate to completion, three to six months is typical: the compromis de vente is usually signed within weeks of an accepted offer, and the notaire then needs roughly two to three months for searches and the pre-emption enquiries. Exceptional properties can take considerably longer — the buyer pool is small and worth waiting for.
What do I need to have ready before listing?+
French law requires the dossier de diagnostic technique — the DPE energy rating plus the applicable surveys — along with proof of title and, in a condominium, the co-ownership documents and recent minutes. We will tell you exactly which apply to your property and can arrange the diagnostics.
